Average Material Cost by Room Size (2026): Tile, Paint & Flooring
Material-only cost ranges for the three most common room projects, mapped to the room sizes people actually search for.
Updated September 2026
How we estimate
These are material-only ranges — the stuff you carry out of the store — for typical US big-box pricing in 2026. They exclude labor, demolition, subfloor repair, permits and delivery. Think of them as a budgeting sanity-check, not a quote.
- Tile flooring assumes tile plus thinset, grout and spacers at roughly $3–$7 per square foot.
- Paint assumes walls only, two coats, mid-grade paint and basic supplies (~$0.55–$1.00 per sq ft of wall).
- Luxury vinyl plank (LVP) assumes floating-floor material at roughly $2–$5 per square foot.
- Room sizes use the floor area; paint figures also factor in wall area at an 8 ft ceiling.
Tile flooring: material cost by room size
Tiling a floor is the most material-heavy of the three, and large-format or premium tile pushes toward the top of each range.
| Room size | Floor area | Material cost (est.) |
|---|---|---|
| 8 × 10 ft | 80 sq ft | $260 – $600 |
| 10 × 12 ft | 120 sq ft | $390 – $900 |
| 12 × 14 ft | 168 sq ft | $540 – $1,250 |
| 12 × 16 ft | 192 sq ft | $620 – $1,430 |
| 16 × 20 ft | 320 sq ft | $1,020 – $2,380 |
Ranges include ~10% waste. Diagonal or herringbone layouts and 18-inch-plus tile trend to the high end because more cuts break.

Paint is the cheapest refresh by far. These cover the walls of the room — two coats — with doors and windows subtracted; add roughly a third more if you also paint the ceiling.
| Room size | Wall area (8 ft) | Paint + supplies (est.) |
|---|---|---|
| 8 × 10 ft | ~290 sq ft | $55 – $110 |
| 10 × 12 ft | ~350 sq ft | $75 – $140 |
| 12 × 14 ft | ~415 sq ft | $90 – $170 |
| 12 × 16 ft | ~450 sq ft | $100 – $185 |
| 16 × 20 ft | ~575 sq ft | $135 – $240 |
LVP & laminate flooring: material cost by room size
Floating floors land between paint and tile on price, and they install fast with no thinset or grout.
| Room size | Floor area | Material cost (est.) |
|---|---|---|
| 8 × 10 ft | 80 sq ft | $175 – $430 |
| 10 × 12 ft | 120 sq ft | $260 – $650 |
| 12 × 14 ft | 168 sq ft | $370 – $910 |
| 12 × 16 ft | 192 sq ft | $420 – $1,040 |
| 16 × 20 ft | 320 sq ft | $700 – $1,730 |
Ranges include ~8% waste for straight-lay planks. Underlayment, transition strips and trim are extra.

- For a typical 12 × 14 room, expect roughly $90–$170 to repaint, $370–$910 to re-floor with LVP, or $540–$1,250 to tile — materials only.
- Waste and layout drive as much of the tile range as the tile price itself.
- Labor usually equals or exceeds material on tile jobs; paint and LVP are the most DIY-friendly.

FAQ
How much does it cost to tile a 12x14 room?
Materials run about $540–$1,250 for a 12×14 (168 sq ft) floor at $3–$7 per sq ft including thinset, grout and ~10% waste — before labor.
Is it cheaper to paint or re-floor a room?
Paint is far cheaper — often under $170 in materials for an average room — while flooring runs several hundred to over a thousand dollars depending on the product.
Do these prices include labor?
No. These are material-only ranges for budgeting. Labor is typically equal to or more than materials, especially for tile.
